Northpoint Commerce Center represents the culmination of a multi-year, collaborative effort to shape the future of Salt Lake City’s Northpoint district. Spanning 12 acres, this Class A industrial development project introduces a 175,000-square-foot, 32’ clear facility designed to support modern logistics, manufacturing, and technology-driven users in one of Utah’s most strategically located submarkets.

OCC Industrial partnered closely with Salt Lake City for more than two years to establish a long-term vision for transitioning the Northpoint Small Area from agricultural land to a vibrant industrial employment hub. This work required hands-on coordination with local landowners, detailed planning, and a comprehensive approach to land use, infrastructure, and economic growth—ultimately creating substantial long-term value for property owners and the City alike.

Following the approval of the Northpoint Small Area Plan Update in October 2023, OCC Industrial negotiated a Development Agreement and successfully rezoned the site from Agricultural to M-1, with rezoning approved in May 2024. The subdivision plat was completed in April 2025, and construction commenced in July 2025 with a 12-month build schedule.
