Megan O'Brien brings extensive industrial development experience overseeing projects from beginning to end. O'Brien, Carolan, and Channell were extremely successful team members prior to the formation of OCC Industrial when they worked for a Colorado-based developer. Defying the economic uncertainties during the pandemic, O'Brien, Carolan, and Channell successfully developed industrial projects totaling 650,000 square feet with $150 million in total project costs. During these projects, the three principals recognized that their high-performing and balanced skillsets cultivated a dynamic partnership focused on execution. Market Fundamentals
OCC Industrial is focused on responding to increased industrial space demands generated by the accelerated growth of e-commerce. Today, the ever-growing demand for online retail and technology's impact on online sales continues to expand the industrial market. Moreover, COVID-19 contributed to e-commerce's rapid expansion as the pandemic spurred more online sales and propelled the need for storage and fulfillment centers. In addition, supply chain issues and brick-and-mortar retailers leasing industrial space to serve their online customers proved the need for greater inventory levels. Following the trend of e-commerce growth and the strongest market fundamentals ever recorded, OCC Industrial intends to respond to the elevated demand while conditions remain favorable for the foreseeable future.

Megan O'Brien

Prior to founding OCC, Megan was the Vice President of Industrial Development at McWhinney, overseeing and developing 650,000 square feet of industrial development throughout Colorado. Previously Megan worked as the Director of Project Development at Kiernan-West where she led land acquisitions, due diligence, debt sourcing, design, entitlements, investor relations and property management. Megan gained invaluable experience from the founder of Kiernan-West, acquiring foundational knowledge about real-estate development and engaging her entrepreneurial strengths. Prior to joining Kiernan-West, Megan launched her career in commercial real estate lending as a Financial Analyst at the National Bank of Arizona underwriting and managing a $200 million loan portfolio. She has successfully developed over 2.5 million square feet of logistics real estate in over 30 unique markets throughout her career, partnering with some of the largest national credit tenants such as FedEx, Amazon, and Bimbo Bakeries USA. With over 10 years of industrial development knowledge, Megan brings significant experience overseeing projects from site selection to disposition, advising investment teams, and fostering active relationships with target market participants. Megan holds a Bachelor of Science degree in Business Administration from the University of Dayton with a double major in Entrepreneurship and Finance.

James Carolan

Prior to founding OCC, James was the Director of Analytics and Research at McWhinney, where he implemented best use practices in financial modeling and vetted the financial performance of company investments to stakeholders for over $1 billion. In addition, James garnered recognition at McWhinney for his knowledge in investments, steering the company to found a non-voting investment committee position where he could provide insight and guidance on cohesive investment strategies. Previously James worked at Real Capital Solutions, where he provided financial management and analytics for value-add commercial investments. James started his career with CBRE as the head analyst for the investment sales team. He built financial models, generated market analytics, analyzed leases, and guided the due diligence for commercial disposition/acquisitions. With over 10 years of experience in commercial real estate, James brings significant experience in developing financial strategies with long-term investment outlooks, superior analytical skills, and outstanding leadership abilities. James holds a Bachelor of Arts degree in Economics from the University of Texas at Austin.

Prior to founding OCC, Will was the Industrial Development Manager at McWhinney, where he oversaw the entitlement, permitting, construction, and project delivery efforts for over 1.3 million square feet of industrial development with a cumulative market value of $310 million. Previously, Will worked at Hyder Construction as a Project Manager. In this role, Will gained invaluable project management experience with projects valuing up to $40 million throughout Colorado and the US. Before Hyder Construction, Will started his career as an Intern Architect for the renowned architectural firm O’Bryan Partnership. During his time at O’Bryan Partnership, Will worked with national resort development teams on design packages while assisting the ownership groups with the entitlement process in different municipalities. With over 15 years of construction management experience, Will brings a holistic perspective to overseeing the project life cycle of development projects. Will holds a degree in Industrial Technology (Concentration: Design & Construction) from Appalachian State University.
